Staging a home for sale is like putting it's best dress on for a special occassion. It's only for a short time, it accentuates it's good points, which can create an emotional connection with buyers, and downplays it's not-so-good points. Staging dresses homes up enough to leave a mental impact, but "undecorates" enough to leave room for the buyers imagination to put their stuff inside.
A detailed report of the work necessary to prepare the home for sale is given to the seller regardless of whether they want full or soft staging. For the do-it-yourself-ers, this report gives them an action plan to follow.
Full staging is usually done when the seller is still living in the home and their belongings are used. This is the preferred and most economical way to stage a home. An empty home can be fully staged, but this may be costly, as it requires borrowing, purchasing, or renting furniture, along with accessories and silk plants.
Soft Staging is using enough accessories and silk plants, stategically placed, to give an empty home charm and "life". Supplies can be brought in or rented at minimal cost.
